I am a newbie and following Matt Larson's REPS course to get started with wholesaling. Have not completed a deal yet.
I put out bandit signs last weekend to find buyers - had a pretty good response and now have a buyers list. I also have a realtor sending me MLS distressed listings and have found a Real Estate Attorney to work with.
I put out bandit signs this morning to find sellers/deals. I'm going to follow Matt's formula to find ARV and rehab cost and include my profit to determine my offer price.
So I'm being optimistic and want to be prepared to make offers and get some accepted. Once I get a property under contract, I will include the 14 day inspection period to allow me time to find a buyer.
Looking for some guidance/advice on the best way to present deals to multiple buyers. I don't have a website yet (I did register a domain name with Go-Daddy but still have to build the web page etc.) So I'm looking for suggestions on how to manage getting the deal to the potential buyers and all the logistics of doing that... also how to control the visits/inspections to the property.
Anyway - that's the gist of what I'm trying to figure out - I haven't seen the details of how to handle this aspect of the deal in the REPS course.

Mailchimp.com is a decent free site that you can add your buyers to.Then you can blast out your property fliers to the whole group at once.
