so he can research them and find out if there can be a deal.
I don't think I should do it since I don't have them under contract (I'm looking at the numbers to come up with an offer). What should I tell him?
My other question is; If I'm working with a realtor and I assign a contract to another investor. He pays cash for the property and my realtor gets no comission, is it legal to give him a commission for his time invested?

No dont give him the address an any more info until you have a confidentiality agreement.

I agree with anita. sounds like he is looking to grab them from under you.
Your Realtor gets the regular split commission through the seller.
You just have to let Your endbuyer(cash Investor)know that your using your Realtor and to come in with no agent on his end.
