Ok so Ive contacted Buyers

Ok so I put an ad on Craigslist which read Investors wanted for multiple investment properties(I have no Properties but I am looking for buyers) So I get replies and I let them know that I sold my last property and I was just trying to find out what investors where looking for in a property and they respond with no im not interested. What am i doing wrong???? I really am starting to doubt myself in this whole thing. I cant seem to find any buyers maybe I should just focus on sellers for now and the buyers will come? I have found a great REA and she is also a DG member so I think this will be a great thing. IDK like I said IM doubting myself Im trying and nothings happening can anyone give me some solid advice? Thanks in advance any advice is nice.

Why tell

Them you just sold your last property, when you don't have any?
That may be a tipoff to them for some reason, not to work with you.
Tell them they don't have to pay commissions, you are not a realtor, you want to find them investment properties.
Its strange to me that people don't want to have someone working for FREE(for them) to find them deals. Anyway, you have to change what you are doing, because it doesn't seem to be working. Tweak things little by little and eliminate what doesn't work.

Help a FSBO!

It is a win win win situation. Consider asking a FSBO to let you market their property. That way you have a real property to advertise. When a caller does not want the FSBO home find them another one. If you sell it you get paid. Hope that helps.

In a World Wide Web FULL of "ghost ads"...

You're bound to come across more than a couple "ghost callers." These are people who might be in the same position you are, looking for the same thing you are. If you open with "I don't have anything, what would you like?" most people will get the impression you have nothing to offer them and hang up.

Don't lie to anyone (that always creates disaster), but you have to keep your cards close to your chest. Salesmen call someone who admits all their negative info or downpoints up front, "puking" - because you see everything that used to be "inside" them, I guess, LOL. If someone asks you, "what do you have?" tell them, "I look at properties all the time, and I specialize in finding great deals for RE investors in our area. If you don't mind me asking, what kind of properties are you looking to buy? WHEN (not if) I come across something that matches what you want, I'd be happy to contact you." Then, say nothing else, and wait.

The serious buyers, bird dogs, investors, (people you want to deal with) will stay on the phone and tell you what they need. The armchair phone jockeys, prank callers, and trolls will still hang up, and you want them to. Stand by for other tips from vets who've done this alot longer than I have. Remember, no matter how good things get, don't brag (except to us, of course)... and no matter how bad things get, don't "puke" either! Best of luck to you, and DO NOT give up! Laughing out loud

If you're looking for people over e-mail, insert into your CraigsList ad to ask for what types of properties they need, and make it part of their reply to your ad. If you have people call you back, let it go to voicemail, and have your greeting ask them for that info. This will dramatically (but not entirely) filter out the trolls and prank callers... Keep it going man! Laughing out loud
