Another way to find buyers

A few months ago I was sent an MLS listing of a house in my town. Normal prices on these houses are 200K and up. It was an REO listed at 87K and you can imagine the feeding frenzy that took place. By the time I wanted to make an offer on the property, the listing agent closed off any new offers since they had close to 20 for the bank by then and it was sold soon after. Well yesterday, I decided to drive by the house to see what had been done to it since it was a major renovation project. The house looked really great and there was a "For Sale by Owner" sign in the front.

So here's how I found a buyer for my buyers list. I called the number and asked the lady how much they were selling it for. She said they had already sold it for 235K. So I asked, "Are you looking for other properties that are in need of repairs?" She said her and her husband are always looking for their next deal so I explained that I come across houses that I would like to assign to other investors as long as its profitable for both of us. She said, "WHAT A GREAT IDEA, I have no problem with that!!" So we had a long conversation and now I have a buyer for my list.

Good job! That is a fantastic way to generate buyer leads. When I first started in real estate investing that is exactly what I did to find buyers. It was a free and easy way of finding real estate investors. Right now, in many areas cash flow investment properties are what investors are looking for. If you look in the newspaper or in free online classified ads in the "for rent" section you will notice that some of the ads have the same phone number (keep in mind that this could be a realtor or management company hired to rent the property out for the seller) Contact this person and find out if they are interested in purchasing anymore properties at this time. Make sure that you get their exact investing criteria. This can also be a great free way to find investors.

along the same lines

Yesterday I was on the Secretary of State website testing my LLC name against those that have been registered. I was suprised to see that an address is available for every LLC registered in the state. So I started searching for "Real Estate", the website listed several pages of LLC along with their current status. Active, Dissolved, etc. I am going to send out some letters to the Active LLC and see what happens.
