Angles on selling Land

All right, I need an expert out there who has experience in selling land successfully. I have a lot in the Poconos, absolutely gorgeous area, in a pristine high end association.

I do not know anything about marketing land or how to find land buyers.

My angle will be to seek out builders in the area, but I want to shoot this by you guys to see what other ideas flow.

I am already offerering seller financing, 100% if wanted, with an impound for taxes and HOA dues. Any other angles and ideas would be so appreciated! Thanks DG Family! Laughing out loud

My story on land is not good. We had 8 acres in Indiana that we bought for 77k before I read Dean's books. I did not due my home work and bought land that needed a mound septic that cost 20k to put in when a reguler septic would only cost 5k.

We held the land for 3 years and we sold it for 3k less than we paid for it.

I wish I had better news for you.

This land already has utilities and water to it and I believe sewer. I've had if for 2 years now.

where was your 8 acres at?

we have a lot in Mi, but it's in the forest reserve so you need 5 to build on. I figure one day someone will want alot for it if they need the others to build.

is there a way to offer that???

Otherwise all your other ideas are great. What about contacting the county and asking if they have a homebuyers program for first time homeowners or people who are on assistance. Believe it or not, there are such programs

What about your neighbors??? Contact them to see if they'd be interested. They might want to expand their own homes.
