Talking to Cash Buyers

Hey,
Christina here. New to the DG family. I just ordered 30 days to real estate cash and I'm very excited. I am however trying to take some action before the book gets here. I do tend to be over-analytical at times and do feel I have to have everything perfected before I take my first step. Having said that, when it comes to cash buyers, I think I can find them....I don't even have a realtor yet but if I can get a couple of buyers to e-mail me what should I say to them? Not using ghost ads, let's say I did get a realtor, once they find the buyers, or if by word of mouth I had some ppl contact me do I tell them I'm new? How do I approach them about potentially getting them a property. I don't wanna be a liar,I mean I know you gotta fake it til you make it to some extent...just don't want to make a fool of myself. If I do write a ghost ad and they ask me questions about a property, how do I tell them something about a property that doesn't exist. I know it sounds pretty dumb but I just wanna have all my ducks in a row. Suggestions?

Tell the interested end buyers

"I am interested in doing business with you and I did have some investment properties available and since then (since you posted your ghost ad) I have assigned them. Currently I am waiting for some contracts to be completed and available for resale. At that point I can forward the information to you once I know What type of properties you are interested in and how soon can you settle? I wouldn’t want to send you anything you’re not interested in.
Also what is your email and phone number so I can send you any of my future deals I find.
Then GO FIND THEM WHAT THEY WANT!!!"

again I am quoting someone else but I have used this to build my buyers list and it is very useful and works so you don't upset anyone. Just don't bug them until you have what they want like if they want a 3 bed 2 bath in good location at .65-.70 on the dollar (65-70% of ARV) don't bring them something more than .70 on the dollar and try to fudge the numbers around to make it work they will find out and you will lose a buyer. There are more properties then buyers so be honest. If the numbers don't work, don't call/email them. They are busy like you should be. Have fun and good luck!

you have to feel comfortable talking to your prospective buyers; being honest helps. I would tell them that you will have some properties coming up soon (which is not a lie) and ask them if you can contact them when you do... they will most likely say yes!
with that said, you can create your ghost add saying something like 'will have great handyman property (etc.) under contract soon, looking for cash buyers'

call on investors ads

call investors ads and just find out who is investing the area, make some friends. Let the investor know that you are looking for properties for other investors and will keep them in mind as you come across deals that fit their criteria. Keep it simple.
