We've been so busy in our market and will close on our NEW Home Monday. We've been looking for a new house for the past 12 months! and finally found a Foreclosed house in a great neighborhood with larger homes. Seller started asking $200K, we locked it in the MID $100s. ARV is $300K. We have a great relationship with the listing agent so the agent helped us work out the deal with the seller at the price we wanted to pay for. We found a local lender who will do a construction loan so we can do our repairs, then refinance property at the lowest interest rate EVER! Numbers are locked.
Who said Real Estate investing is only to satisfy others? We found this home and will be ours next week. With the experience we've gained doing fix and flip, we have our crew ready to get things done within 4 weeks. Repairs are about estimated $30K in almost 4,000 SQFT. BTW, We will also be leasing our current home.
Sorry we have not posted many lately, but it has been very busy since the Edge event. I strongly believe this year we will be over 100 deals since we started. We don't believe there is a limit, the sky is the limit and your potential is endless. We even took a short vacation to Costa Rica to visit friends. We have now lined up to help people in Nicaragua next year through the organization Jeri belongs to.
We miss everyone we met at the edge, and hope every one is doing well. Dont let people who dont know anything about RE to get into your business. There is always light at the end of the tunnel if you are struggeling.

How you've been doing? I'm glad everyone is very busy doing real estate. We are closing our loan tomorrow afternoon, and closing the paperwork with the seller on Tuesday. All the crew is ready to start on Wednesday with the rehab. It feels good finding a home for yourself and making it your own!
