Didnt make a ton of money..... $ 5500.00 but this was my first deal that I actually sold the property before I bought it.... House was on the MLS... I had access to it.. called one of my buyers up and said make me an offer.... he did... I said you need to back that up with a deposit...... He did.... I made my offer accordingly... it was accepted... went back to the buyer and assigned him the contract.... Last week I had two agents fighting over a property I had under contract that was also on the MLS ! For once in my life I can actually say I LOVE MY JOB !!

Thanks..... I found a way to get access to the MLS myself.... to me that is key.... I do not use agents to find or sell homes for me..... it would take to long and I make sure my buyers know that these homes DO NOT LAST. The deal the agents want is a short sale ( I have been waiting over a year for the bank to approve ) I ordered a LLC from Legal Zoom..... copied all of the papers... Emailed it to a local lawyer and said.... duplicate these with another name... They will do this " CHEAP " I keep several on hand.... Make my short sale and foreclosure offers with one of them.... so I can sell the LLC when I find a buyer.... Bottom Line...... Im always in control.... I have no time to wait for agents to respond with
"DEALS" Most do not know how to get deals or they wouldnt be buying them from me right?

How do you present the deal to your end buyer (i.e. send them the address with some pictures or what)? Also, what if they want to go look at the house?

ACCESS ?

Stephan - I meet them there and show it ! I tell the agents ( if there area any ) I know very little about HVAC,ELECTIRCAL, ETC.... so I rely on my subs to take a look at for me to assure there are no problems... They get busy...... I dont set there schedule..... Its usually last minute notice..... no access is crucial.... Will need key or lock box code.... I have yet to have any say no.... " Dont take this the wrong way ladies ! " But once they have accepted a price.. in there minds they go ahead and make plans for spending it.... They do not want to blow such a deal.... so they pretty much do what we ask... I even put a home made sign in the yard.... Cheap ! $ 35 k Call 123-456-7899 and run streamers to their sign... Buyers will call them first cuz they have a professional sign.... The agent will say its under contract....and it was on the market for $ 83 k. They usually dont fool around calling me... and I go right in to it.... Its a deal and wont last long.... ya got cash??? Once you get several reps under your belt.... you can tweek.... and then it really becomes fun..... When my grandson can sign his name... he will be the youngest investor in this area... Hes 4 and almost there. My son did our first deal at 12 ...... The power of knowledge is pretty wicked....
