Ok, so the short sale that my team (short sale company) has been working for me finally came in. Details: it is a 4/3 home on 2.5 acres of land with 2,900 sft. The FMV is 180k and I got it for 77k. I will assign it in escrow for 105k to a smart investor because the place needs cleaning and a roof (20k max). This house is a real find let me tell you and the best part is that I get paid twice on it. I get 2k for the short sale (brought it to the company) and I get 23k at close of escrow...Love those kind of deal...NOW GO GET SOME

I bring the short sale to them before it becomes a short sale. They deal the talking to the bank and once it closes I get a check for sending them the business. I also get first shot at buying it while they have it in escrow before anyone knows about it....happy days are here again !!!!!On this one i will do an assignment of contract (two page form) in escrow to another buyer for 105-110k and get my check at the close.. I will not be the one closing he will so no cost to me.....more happy days....I have three of these in the pipeline.

Who actually closes with the bank and how do the funds flow for the closing. Do you have to use the banks title company? What happens and who closes if you don't find a buyer?
The SS company I work with brought me this deal. They had let it get lost in the system somehow and the bank called and said to get it done. Called me and ask if I would buy it quick for a great price (no agent, one escrow). I will sell this without any work! If it doesn't sell I will put up the funds and close it, clean it up and sell it for even more money.
