Its, been a while since I've been on here. Anyways its funny how things work out sometimes. When your successfull you have people lining up to work with you. Which is a good thing!
Anyways had a few of my new guys (team members) known as Flip Squad hang some Yellow bandit signs and our phones have been blowing up off the hook!! Will be assigning 2 contracts tomorrow for $3k and $2500. Then we have at about 3 other wholesale deals and 2 wholesale lease options we are working on. All from Yellow bandit signs.
We will be also mailing out our Yellow marketing letters to expired listings, vacants, and motivated homeowner list. Which the response rate from those is ridiculous. Can't wait!! We may have a RE_Situation..lol
My new team is kicking butt!! Good job guys!!!

Wholesaling Real Estate is easy to do once you get it figured out. I've been doing this for a little over 4 years now part time. A huge percentage of being somewhat successful is MARKETING! I would say about 70% of it.
The other 30% is just, communication, negotiation and logistics (Paperwork). If you stay in the game and never quit you will be light years past others. Its amazing all the little tips, and tricks you will learn along the way.
Honestly its a blast and can be challenging at times but thats what drives me. To overcome those challenges is definetly rewarding and only makes you better.
In the original post I forgot to mention we have another deal locked up with a profit of $1500. So about $7000 total profits this month. Couldn't of done that without my team aka (flip squad)helping me out with all the marketing.
So stay in the game and never quit!!! If you need help or ideas this is the best site for it or you can hit me up here as well

Tomorrow my team member will be showing one of the houses we will be making $3k on. The trick to making this close quickly, not wasting your time and possibly getting a higher Assignment fee is...
1) Tell all your interested buyers you will only be letting them into see it one day only at a specific time.
a)This creates a sense of urgency!!
b) Creates competition where they may start bumping there offers up beyond what your asking, making you more money!!
c) You don't have to waste your valuable time traveling back and forth to a property for different cash buyers.
Believe me if they are interested they will find a way to make it there!!
My other partners and I closed on a wholesale Lease option deal like this a few months back making $6k in profit or $2k each since there were 3 of. We used this very same tactic.. but thats a whole other story within itself.
So if I can do this, anyone else can do this!! We all were beginners at one point and faced alot of the struggles that many new people struggle with!

I've sent "yellow letters" to several people and the response rate is great. Even if the home owner doesn't sell, at least you have an "in" with them if they decide they do want to sell at a later time. Just this weekend, I had an 85 year old guy call me back. The house won't be sold until he dies, but he did invite me to come over any time. So I will take up his invitation and establish a relationship with him and hopefully when his brother sells it, I will be the one they ask first.

Thats funny you mention that. I had someone whom received one of my letters tht held onto it for a year then decided to call me. He was even more motivated at the time.
Unfortunately the house was in to bad of shape to even do anything with. But it does go to show you they work and some people hold on to them and will call when the time is right for them!
