Offlinehey everybody i just thought i would let you all know what im working on at the moment. I called an add on craigslist about a lease option property and did what dean teaches. "JUST LISTEN" The woman told me she had a tenant in the house that wasn't paying rent or cleaning the house and keeping up with the property. She said she went by there and the grass was over a foot long. She told me she just wanted to sell the place and get rid of the headache! She is in the eviction process and they have court on the 28th. So after listening to her i offered her this:
I told her that i would come by and look at the place. If it was something i was interested in that i would do everything. All she needed to do is get the tenant out and i would take care of the property. I would clean it from top to bottom and paint it. I told her that my plan for the place was to rent it out until i found a buyer for it. She said that was fine. She wanted 2000 down which i told her i would give her spread out over 1 year. She wants 40k for the house i am going to offer her 30k depending on condition, and pass it on to one of my buyers for 40-45k. Its a win win for everyone!

she's also giving me 30-60 days to clean the place and put a new tenant in it. so that 30-60 days i will have to market the property and either find a tenant or sell it for my profit. Thanks Dean!!!!
