I am still working on my first deal. The problem i came across wa that the house i am trying to do the double closing on has a few problems. It needs plumbing and a kitchen i was told by the selling agent. My problem is my end buyer is looking to move into the home. I came up with a couple of idea's but am not sure they can work. please chime in with your knowledge. One idea i had was to put in a stipulation that once the deal is closed i would have 30 days to renovate the house . But will the bank approve the loan to the end buyer like that. Or#2 Ask the bank to fix the house before closing on it. I like # 1 because i can make a lower offer for the property. FYI; It is a 2 family house. in 06 sold for 350k now listed for 69k. I wish i had the money to buy it out right and fix to flip but that will have to wait until i build up some cash flow. Please help.
The realestate agent that is listing the house has not contacted me back.I sent him another e-mail and my phone number since he has no contact number.Now I am getting frustrated with him and will start looking for another good deal. My buyer is motivated and getting antsy . He approached me today and said he really wants to get this done. I am calling another agent about a house i found on the forclosure list in the desired area.

B.C. I think your'e making the right move to call another. Sorry you had a frustrating ordeal. Put that one behind you, and try to hold onto your buyer. I'm sure you'll find him an awesome home. And don't be afraid to be aggressive in your search.

Yea is seems common on the forclosure sight im on. Some do have numbers but most have e-mail. Yes i will put this behind me but im in high gear because i want to get this done and not loose my buyer. Ive been sitting on my hand for a few days waiting for that agent to get back from vacation like he said. I also put the other deal i was working on on hold because the money from this deal will help me with that one. I may have to try doing both at once.

I am totally new to real estate. I literally just visited an agent. I just left my bank to see how much I can get approved for. I went to my county office to get a list of foreclosed homes. I think your attitude is the best. Just keep pushing. You will get through this. Am confident in you and dont know you. Just the way you present yourself and situation. Am convinced.....

that nobody skips going to Phoenix just because they don't have a deal done yet. I have a feeling we'll be doing all kinds of workshops and activities that will benefit EVERYONE, even the newest newbie! I'd hate to miss out on seeing ANY of my DG family because they felt like they shouldn't come. I mean, if that's a challenge you want to set for yourself, go for it. We'll just have to make sure you succeed!

Hey Rina thanks for welcoming me to the DG family. Also I love when you leave qoutes at the end of your messages. It always puts me back in perspective and makes me think and gives me a little more motivation. Also since yesterday I am looking to get out and look at some foreclosed homes in my area based on my own research. Hopefully I can get in touch with a few owners of those properites in default. I am kind of on a big mission. I drove big trucks for a living. I got into a bad accident a couple weeks ago. I came out without a scratch. Lucky me. Company fired me due to accident. Wanted to get into real estate for a while, but wasnot sure where to start or talk to. But this just made realize I need to do what I want, not what I have to. So I gained alot of courage to get off my butt and do something to make a change in my life. Sorry for the mini book I wrote. I must say it feels soooo good to be doing something I want and making progress. Little by little.

Ok back to bussiness!lol. Guess what happened this morning. I sent one more e-mail to the agent that has not contacted me( because it was bugging me). I told him it was my last try to contact him and that i was moving on in the morning.
(Although i had already found 4 more properties after sending the e-mail). He had another agent call me today!! So i called my agent and have him setting up a visit Friday afternoon. unfortunately it is in different state and my agent cannot participate due to he would be out of his jurisdiction. But he is coming along as a partner (wink wink) He has done home inspections also in the past. But I have another problem. He said i need a Realestate attorney. I dont have one of those and its in another state. (NJ). What can i do? and since it is a double closing will it be hard to get one? I plan on using coastal funding and the title co they offer. Should i ask if they can recommend some one?
OK.I have come across a house that someone has for sale that I believe is in preforeclosure. They bought the house in 2000. FOR $9,500. It is worth 61,000 now. They are selling it or the listed price is $64,900. But they believe its a good short sales deal. They are accepting offers on the house. I am goin to try and contact them and see if I can talk with them and get a chance to see the house. But I would like some general advice and guidance as to what I should do and the necessary steps to take. Thanks.... Please Help me. Also it is an attached house.

I showed the home to the end buyer. He didn't like the area so the deal is put on hold. He is still going thru me to find his home for him. I will begin looking tomorrow as soon as he narrows the exact area in that city. I will get it done one way or another! Like cbr says Never never give up.
I have located 5 properties in byers area. I had him circle the area he wants on a map. I then spent hrs & days searching my forclosure web sight for 2 family homes in that area , going out Saturday to look at all of them. Then I will have him look at atleast 2 of them at first to see if he likes them. It is a much better area then the original home which of course means more money for the houses.
I had my agent bid on the other deal for me. He was told that it was already in contract. appearently someone relisted it by accident. It was taken off the sight the next day.In the end i called deans coaches and spoke to a rep about joining up. I will do it in a week or 2 as soon as i save the money up. The down side is i will have to sell my only personal most valuable possession. My Harley. It is going to hurt but i know i will be able to another one soon That will tell you how serious i am. It took me a long time to be able to buy that bike. It was something i enjoyed very much. It is setimental to me also because i was going to sell it a while ago and my Mom told me not to because it was the only thing i ever bought for myself. So before she passed i promised her i would not sell it.That is why it is sentimental to me.But i think under the circumstances i know she would approve.
Hey you put alot of pressure on ya self now man. So now you gotta make this one happen. For ya mom. So that is a great motivation.

e-mails to people advertising on craigs list,I finally received a response from an investor. He wants me to call him about properties in my area. I shouldn't give him the addresses yet should I? I have to find the question list that someone posted. I think it was sistreat who posted. I told him i can get them at 30-50k profit ARV.One is a deal i wanted to buy and keep for myself but maybe i should slow down and bird dog it. My problem is I want to go full speed ahead on all fronts. I guess that is a good thing. But maybe I will wait until i get on board with the coaches. Living in NY there are sooo many deals around me that can bring in good profits with a little fix up here and there. keep working towards your goals Kingjuss. Like anything else.
