OfflineI haven't posted in a while, but this was one that I recently closed. This was a deal that my mother referred to me(I sometimes overlook the simple things that are right in front of me...like asking family members for referrals). My mother gave a lady that she goes to church with my number. Her mother was moving into a retirement community and needed to sell her home. She called me and I went to see the home. Wasn't in the best area, but I knew it would make a good rental. I locked the house up and assigned it to a landlord buyer within 2 weeks. The whole deal took 2 months from start to finish (due to her mom still being in the home and waiting to move). Net profit was $10,000...not too shabby. I've now given my mother her share for referring the lady to me and she's ready to find more.

I am also working on something similar now. A friend is moving here from out of state and wants me to find him something.
