LOOK! ~ #3 & #4….Like Peas & Carrots!!!

These sort of “fell in my lap”; so to speak!....and yes, they do go together!

These 2 are from a connection I made WAY back from (I think) my initial Bandit sign run!?? A Landlord Investor that I worked with for about 6 mos, off and on; marketing and trying to sell about 10 properties.

After not closing a deal since 3/19, the end of April was FAST approaching! Earnings from the previous month were exhausted with marketing efforts (bandit signs, etc.) and the piled-up bills from being unemployed for so long! Man, I was REALLY sweating it!!

Anyway; she calls me off one of my current Bandit signs. Says; “John, I thought that sounded like you. Hey, you know Chad, right? He says he gets your stuff (emails, etc.) all the time” I say, “Sure”???? NOT!!....No one named Chad on my Buyers List!?

She proceeds to tell me that Chad bought 3 of her (actually her Mom’s) houses and that she owed me some $. We had previously signed (in Dec 2011!), Option Contracts on about 7 of their properties. I had contracts on 2 of the 3 sold w/a $1,500 Fee for each!

Well, I finally owned up to not ‘directly’ really having anything to do with the sale. She had just recently realized how much time and effort I had put into marketing her properties, with all the YouTube vids, etc. Said she had NO idea and was extremely impressed with my work/efforts. That I didn’t understand how powerful my Buyers List, and the networking I had been doing was!! She is trying to get me to come work with her, and is gonna have an office cleaned out for me?! We’ll just have to see how that goes??

We came to terms on a payment of $500/property since it had been so long, and I wasn’t directly involved. How could I say no?! After about a week and a half; I finally got paid on 4/26 and went straight to the bank!

Onward….NEXT! Hmmmm….Is there is a ‘Next????
