Handling multiple deals at a time. Its a challenge!! That's for sure!

Hello DG family! Hope you are all doing great! I've been taking my business in a new direction. For the first time I'm working on more than one deal at a time; 5 to be precise; 6 if you count another one. I have to say it is a whole 'nother ball game, and requires extreme organization! I am preparing to steadily do multiple deals, and this was great preparation, I've been learning SO much and quickly learning that organization and delegation are KEY!

So of the 5 deals, I had to cancel one due to a step son refusing to leave the property after agreeing to move out for cash, and another one has some issues we found out that prevents the property from doing the project we'd anticipated. One deal is closing differently than expected, another is closing and is a loan paying out a JV partner (FINALLY), and another is still in the works. But, I'm making it happen!

6 deals at a time

I have made MANY mistakes! LOL. But what has helped is to have a big white board and put all my pending deals on it, the amt of earnest money I have on them, the date of my contract, the due diligence end period, and have a checklist of items to do and left to do. Its sort of a cover sheet.

I use Dean's yellow notebook method not only for my regular 'to do' items, but I have a yellow notebook to do page for each property. I'm still working on perfecting it, and I'm actually failing at my one out of state so I have to refine my processes some, but so far, that is what is working. Delegation, teamwork, and organization are key! Smiling

Just bought my FIRST commercial property! It funded today! That was one of the 6. I had it wholesaled for $60K. I will share the story of WHY I didn't wholesale it in the end, and ANOTHER crazy story. You know me; I always run into these BIZARRE things! Sticking out tongue
