Anyone ever dealt with radon?

Anyone ever dealt with radon?

So I've encountered a lot of issues with homes, but never had an issue with high radon levels. I've got a house that is listed that I'm wanting to out an offer on. I've done my research and spoke to contractors handle radon mediation. However, I'm wanting to see what others may be able to add to this subject.... Thanks in advance!

If a home with a vent system

If a home with a vent system is found to have an elevated radon level, a fan can be added at a low cost. The total cost is much lower than adding the entire system after the building is completed. The average cost to install radon-resistant features in an existing home is $800 to $2,500. The average cost to install radon-resistant features in a new home during construction is $350 to $500 (a 128% to 400% saving).
I would say if it fits your budget on the repairs coast then go for it. Also you want to think if any buyer that finds out your house had Radon in it would this keep them from buying the property. It might lower your percentage of buyers who would buy. Something to think about.

Thanks Reynold! I was

Thanks Reynold! I was reading where people were saying that if potential buyers knew of the radon that they would likely have a response opposite to that of what you mentioned and be thankful that someone did the testing to discover it and fixed the problem. I assume due to the fact that it's not a required test to have done prior to selling. Thanks again!

Just bumping to see if anyone has had experience...apparently all homes have some level of radon and it's even outside too. I just hope it's not detrimental.

wow Lenee...

you sure are getting some 'interesting' properties...thanks for sharing so we can all learn from them!

if I was purchasing the property, I would get a referral for a contractor who does radon mitigation; find out the entering source (usually cracks in foundation and/or walls, or water) and install a system to bring down the levels and to control them in the future. I think that you could later use all of it to your advantage when selling the property; get some brochures from EPA about radon, and leave them in the property showing that your property actually has a system installed to keep levels low.

I'm looking forward to reading other investors' comments here as well! Smiling

Yes Val! They keep getting

Yes Val! They keep getting weirder and weirder. But I love it because it's a learning experience;) I love challenges and being a problem solver Eye-wink Currently I have an offer in and stand to make a nice penny (even with radon issues), if accepted. Of course I would fix it though. I will def use this to my advantage. Thanks again!
