Sample copies of pre-foreclosure and short sale letters

Can anyone send me a copy of their "pre-foreclosure" letter(s) as samples? I am in the process of making multiple offers on "pre-foreclosure" properties, however, I would like to send the owner(s) letters, prior to any live contact. I need these letters ASAP!!! Thanks so FAM.... U are the greatest!!!

Oh, I forgot... can u send me sample copies of "short sale" letters to the banks as well. I have several of these I want to make offers on ... Thanks again.

Note: pls don't tell to me just write one liners to these customers, I do not believe this would demonstrate our professionalism as investors. Thanks for your time!!!

Hi Jenny, If U don't mind I probably can offer a some critiquing.... The letter makes multiple "assumptions" re: the homeowners situation (ie., tax penalties, loss of job, illness, etc). U might want to stay very general when making these types of claims (just my thots)... Also, saying a foreclosure will "destroy" their credit for many years and ... u can save their reputation is just alittle presumptuous. I might be rather "offended" if I read this letter. Lastly, your latter portion the letter appears to sound like a "scare" tactic (ie., the word "haunt" or "IRS")

U see I am only sharing this with U because I received letters in my mailbox just like these when I lost my first home back in 2001, then received another NOD (Notice of Default) in 2008 with more letters coming through my mailbox. So, I was foreclosured on in 2001, because of shear "ignorance" on my part and just about received another foreclosure in 2008, but the Lord was gracious and allowed the lender to modify our loan with a 5.7% interest/30 yr fixed.... I unfortunately continue to suffer from multiple medical problems totally related to the "negligence" my former physician totally out of my control!!!! This was the reason behind the 2008 potential foreclosure....

So, it's personal to me .... these people are VERY VULNERABLE at the outset and sometimes they just need someone to assume some understanding. That is why I am determined to follow the "Solution-Focused" model, which places the energy on finding a means to resolve their issue(s), even if the end result is they remain in their home!!! It's not just about the $$$$$$$$$$$$$$$ for me, but it's about assisting humankind!!!!

Forgive me if I sound rather "preachy", but I believe we have an opportunity in this profession to make change in the lives of people and I want to do my part as President B. Obama admonished the nation of his official day!!!!


Not bad Pre-Forclosure Letters, but no good with Shortsales

If you are able to get to a homeowner before the house goes to the banks, you might be able to help them out using one of these letters. However, with the Shortsale, the bank has final decision making on what the property will sell for, not the home owner, so you would really need to present a package to the bank, stating your offer price, how you determined it and proof of how you are funding your PC. Assignments of contracts are normally not accepted with Short Sales, Forclosures and ReO.
