Hi DGrs,
I am here to post my most recent wholesale deal, which is my 8th deal to date since I took Deans knowledge and ran with it!!! I'm posting this not to brag, but to prove to new wholesalers that this CAN be done, and its happening every single day all across the country, so why cant WE do it too??? We CAN...you just need to GET UP, and TAKE ACTION! If you don't, then at the end of another year you only have yourself to blame for your lack of success, period...

I go through craigslist about 3 times a week looking for deals in my area. I found a seller who had a move in ready duplex he was trying to sell, so I sent him a message simply asking if the price was "negotiable" ( ALWAYS ask that, no matter what the price is, it shows motivation). He said there was a little wiggle room there, so I went to see the property that day. After seeing the property, I thought even at the price he was asking which was 38k, I thought it was a great deal. It was move in ready, not a great area but not the worst area either, so I figured that's why it wasn't selling. I knew he was motivated to sell, and knew I could sell it at the asking price, so I just negotiated down to a purchase price of 34,500 and he accepted. I didn't have a buyer yet, because my buyers list is mostly SFH's investors. So about a week later I went to a real estate networking event in my area and happened to start talking to an investor who said he was just starting out and was looking for duplexes & triplexes etc. I showed him pics of the property I had available and said I was selling for 38K. He and his partner saw the property that week, and literally said to me "This is a home run for us, we want it", and I knew it was sold. The only thing was they wanted to use their title company and I just asked if that title company did assignments and he said yes, so it wasn't a problem.
It took 12 days to close this deal because there was a holiday in between, but I picked up my assignment fee check for 3,500 a few days ago! On to the next deal...

I'm telling all of you who are reading this who want to start doing this but are afraid for whatever reason, just read Deans book "30 Days to Real Estate Cash" (Its FREE on this site so there is NO EXCUSE at all not to get it) and just do what it says. Its a step by step course and it literally tells you what to do the 1st week, 2nd week, 3rd week etc. That book is what I needed to get going and look where I am now, 8 deals later. I KNOW anyone else can do this, trust me...

Congradulations and this testimony is just motivation for me to continue what I'm doing. I know there's a lot of deals out there so no more excuses. In My area median prices are 300k and better but just like you I can find some wiggle room if I negotiate and find a buyer.
