Well got this single fam house in Raytown MO under contract for $60,400 off of the MLS & man it cashflows $1,132 a mo!

The hm can rent for $1,000(per a prop mgr) it is a 3/1 & 1/2 bth, the basement has 2 apts one a studio that is rented out to a couple for $300 & they want to stay.

There is also a 2 bed 1 bth in the basement too that is already remodeled & can rent for $500! So,

Add them up & it is $1,800 & minus the mo. expenses which are $670 & you have $1,132 mo!

Anyway want to assign it for 5k or best offer Smiling any takers!!!

Thanks & didn't know it was in Kearney nice. Yea boy it has been a productive day & I am thinking that if I can't wholesale it then maybe I can look at finding a hard $ lender or private $ lender that will lend 100% Smiling (although I know that they require you come in with 10%-20%)

But I would like to partner with someone & fix n rent it out because the cashflow is sooo good. I forgot to mention I think the rehab couldn't be more than 10k. Well will keep working on it tomorrow & next week. Keep on pushing dg fam it is possible, just believe & achieve like Joe says.

update

OK so deal #6 didn't pan out that house after all didn't have permits for the basement conversion in to units & they weren't metered seperately & my buyers didn't want it, oh well.

ON to the next, I brushed it off & started making other offers in KC & San Diego & I got one under contract actually thru an agent thru a friend on my FB page, I friended her & she sent me a deal after I emailed her (and the rest of the agents on my list) that I was a cash buyer & that I could close quickly.

So i put in a back up offer on this prop in chula vista ca for 330k & it got accepted. ARV is 430k & rehab is 30k & the flip profit would be about 20k but I have a buyer interested. Perhaps they are not using agents to resell so they save 25k & make that also when they sell.

Also had another prop sent to me to be assigned for this prop that is 3 duplexes from this other wholesaler in NO Cal-santa barbara-for 345k. I am having them assign it over to me & I will assign it over to another buyer for 10k more & split it with this other wholesaler who has the buyer-since I don't have buyers in Indio.

Will be running the #'s for this prop, the rents & cap rate etc as soon as I get the assignment of contract signed. Otherwise fighting the good fight, it has been tough the past few months personally still struggling with my wife's absence but soldiering on. At some point you have to keep living right. Also starting to add more buyers to my KC list & SD too. My goal is to get 2 more deals by Xmas & a total of 8 by the Edge. God bless.
