Hi Everyone! Hope everyone had a great Thanksgiving...
Ok so I posted my 8th deal a few weeks ago and I'm here to say that I closed TWO deals within a 2 week period last month!! They are my 9th and 10th deals!! So as I always do, I'm posting them here for all the newbies to see that this stuff is REAL and ANYONE can do it if you just take ACTION!!!!!!!!!!!!!!
The first one I'll discuss is deal #9 which came from a bandit sign. The sellers actually called me LAST YEAR about this deal but we were literally 45,000 off as far as price. They called me a month ago to see if I was still interested because they still hadn't sold it (it needed about 25,000 in repairs) and they were sick and tired of it already and really needed the money. Their original asking price was 130,000 and they were FIRM. I offered 85,000 because thats what my comps, repairs, fee etc said I should offer, and they had originally said NO WAY to this offer, until they got motivated and accepted my offer the 1st week of October. I knew how much my buyer would pay so I knew if I could get it at that price I'd make a deal out of it, and thats just what I did. The property was going through a deed issue so it took a little longer to close (about 29 days) but we still got the deal done and I walked away with an assignment fee of 3,500!

Deal #10 was from Craigslist. I go through craigslist listings about 3 times a week and look for properties only in my area where I have buyers for and I pretty much know the areas so when I saw this property I immediately called the seller. The headline said "Handy man special, (my specific area) only asking 69,000". I knew for that area it was a good price with potential, so I set up an apt to see it that day. The house was great and didnt really need much work at all. (it was a pre forclosure that the seller was going to lose if they didnt sell ASAP). I liked the property and knew my main buyer would like it too so I walked him through the next day. I didnt even have this property under contract but my buyer knew that and he said what his max price was, so I knew where I had to be with my offer. I made the offer and it was to low but we agreed on a price and I made 1,000. Not great but its something right? So I got it under contract and assigned the deal to my buyer at closing.
So there you have it, 2 deals in 2 weeks time. I'm still amazed that I'm doing this and that its WORKING! Anyone reading this who is new to the site or new to wholesaling, I'm telling you that this CAN be done by ANYONE in ANY AREA! Get Deans book "30 Days to Real Estate Cash" and Just do it. I knew you would do well in this business! You can be proud of yourself for sure. I encounter people at REIs and on sites like this that come to meetings and post all the time but have never done a deal!!

You are an example of someone who gets info and then takes action, not stuck in the paralysis of over analysis or waiting for the perfect deal where all the stars align!

Great job

Some times you have to let the sellers cook a little and then they would be open to your offer. I heard many stories from investors where they got calls from sellers a bout a year later and the seller was willing to accept their offer. Thats why I tell every seller my offer stands and if you change your mind you can call me.
