Got another accepted friday night. This one was an offer from our big east coast buying trip in ohio. The property was listed for 54,500 then dropped to 49k the week we arrived. The Average sale price for similar homes $54,434 11% above listing price. We offered 40k and the took it. I would have liked to shaved another few grand off but the arv was in the 60's so I think we are ok with the deal. We will Lease option it out like always. House only needs a few things to be 100% ready. That is six deals on this trip so far and we are working on the big six plex combo now...fingers are crossed booooyaaaaaa

Yea I would say that is the way to go. You have no repairs, taxes , insurance or dumb calls from renters because they are now home owners. Mindset them from the start and it's a win win all the way around..NOW GO GET SOME

Are you using your own funds or PM to carry out these purchases? If using PM how are you structuring these deals with the lender?

We are using OPM with the partner getting either 8% or they split the profits 50/50. It all depends on what they need.... It is crazy how many deals are out there right now.. Just posted another in deals a few minutes ago. NOW GO GET SOME

I am going & getting some! And I am focusing on wholesaling here in San Diego County so if you come across anything that doesn't wrk as a lease option lmk I have 100 buyers on my list here ok.

I will have to do a lease option one of these days I passed up a couple of those the past few yrs.
