Offlineso i got this one in under the bell on the 30th of Dec, this was a bandit sign deal from san diego ca where i live, i had 25 signs put out only got 2 calls LOL but hey one of them was this deal.
Seller's wife died last yr he wanted to sell he told me "I am want 455k & not a penny less!!!!" he emphatically said, he was an ex hells angels biker, very serious & non negotiable. It made sense at that price ARV was 590k rehab 60k, he w/tough on inspection period only wanted 5 days(he had a real estate broker friend helping him-no commission invloved though)
he wanted a non refundable deposit of $4,550 released to him after the 5 days, I put it under contract for those terms/price & sent it to one of my main buyers who did non refundable depisits', he told me after seeing the prop that he could get me $3,800 although my fee was 20k included in the price but I agreed since I was out of inspection days & the seller was difficult & I did not want to lose the deal.
Escrow closed dec 30th & the fee wired in to my acct, I wanted more $ & will work on getting higher fees, but have matched my social sec income for the yr & now will work on doubling it this yr.
Bandit signs work even in hot areas! it's true! ordering more signs soon! Let's make this yr the best of our lives! We have the power!
