OfflineMy youngest daughter did her first wholesale deal right before her 21st birthday. Back in September. We are now closing on #5!! So she has averaged 1 a month since starting.
She is an example of getting the basics down and then taking action. She is putting together offers on 4 more today. She got herself an agent 5 months ago, got the 90 day cash solds list and has searches coming to her daily. She goes to the local REI meetings, MAKES OFFERS, goes to collage and works a part time job.
She was studying to be a radiologist but has changed her major to Business and Marketing. Dads wallet is happy about that!
She plans on using her studies to improve and grow her REI business.
Dean's strategies, teaching and training WORKS if you do as instructed and don't procrastinate. Don't get stuck in the paralysis of over analysis and you will see there was nothing to FEAR to begin with.

I mentor/train a lot of people. This is what I know and I know Dean knows this too. You can lead a horse to water but you can't make them drink. People will blame you for their lack of success when they did not do as instructed and fail to step out of their comfort zone and take action.
My daughter is an excellent example of taking action right away. I did not do things for her, I just explained to her what we do and how we do it and BAM!! Two days later she had an agent.
Jim, she literally sat in my office for ONE HOUR!!! She got her agent, got searches set up, looked at properties and sent me the properties she had selected. THEN I helped her with the correct offer amount. Her agent sent her 52 properties, she choose 7. We got her first deal out of that batch of 7!! Her ARVs and offer amounts were all within $5,000 of where they should have been!! I still check her numbers for her but she is pretty much right on now.
She learned this by MAKING OFFERS!!!

As a newbie starting out, I love to hear this kind of stuff, it's very encouraging.
I do believe that having a mentor is a huge benefit especially when all this can be so overwhelming as a rookie.

Despite how we are programmed from day one, we do not need a degree to make money!! AND we don't need to have the 9 to 5 for security. Much better to work when you want where you want and make the money for yourself and not your boss!

Hey Mike! Can't wait for the next DAREI meeting and it always inspiring to see your posts. I'm teaching my girlfriend wholesaling and all I've been doing is having her go through the 30 Days to CASH book and bought the REPS Course for her. The funny thing is she's bringing up things I forgot about! The other day I said, "We got to go to Listsource and buy a list of absentee owners to build our buyers list." and she said, "Huh? 30 Days to CASH said nothing about that it said to get a 90 day cash sold list from your Realtor." I was just shaking my head thinking, "No wonder Dean said sometimes we forget what got us here."
There's WAY TOO MANY shiny objects out there that will distract us in the business if we don't stick the basics of find buyers, find deals, go to closing and it's as simple as that. Like you said OFFERS OFFERS OFFERS. My girlfriend is a perfect example of what your daughter did and that's massive action without over analyzing every single little thing or becoming a podcast, webinar or course junkie.
