Today, I received an email from one of my RE agents telling me of a builder, whose bank had went "belly up" due to the "bank crisis" So, he needs to sell off his properties to an end-buyer and she invited me to take part in the "sell-off." I hope there is much profit to be made as it appears.... I recently sent her an email to get back with me on the details.... This may be the "BIG DADDY of them ALL!!"
So, here is a portion the email I just received....
".....I have a client that is a builder. His properties were financed by the Bank of XXXXXX which was seized.
Anyways he has heard that the loans are going to be sold for 20-30 cents on the dollar. He is looking for an investor that will buy his properties from the bank for a little higher than this, then sell them to an end buyer at a price that will sell but makes him and the investor $$$$.

i would need a bit more info on what the deal is all about. such as what state and what they would need to get it going. usually a LOI or something.

Thanks for your email... I just received a reply from my RE agent... She plans to set up a meeting between myself and the developer... I will keep everybody abreast of the details.... I hope there are some SERIOUS buyers out there, it looks like these properties are going CHEAP!! Shalom!

I met with the developer and my RE agent today... We had an AWESOME meeting discussing the details of his situation.... What I have learned is the developer will be sending out an email to me explaining ALL the details and how anyone can purchase a lot zoned for building new housing....

Hi Lori, from my understanding (with more details to follow) these are "zoned lots" ready to build and possibly one property, which he may consider a "short sale." This all I know... If you are interested, our investment firm would like to would with those who can provide us with a "letter of intent, pre-approval or proof of funds." Thanks!
