My first deal will be paying off big!

Hello,

I just wanted to give everyone on here positive feedback! I just started into the Real Estate Investing business two months ago, and I just wanted to tell my story, so maybe I can help someone else out.

My first deal I am in the process of making will make me over 25,000 dollars and I am new at this. If I can do this, anyone can do this.

My first deal I am working on is a five house bulk deal that would payout over $25,000 for just charging finder fees. That is a good way to get your own money to start out your own portfolio. I have no money, but by using Dean's book and his advice, I am on track to make over 50,000 dollars in a little over two months.

If all goes well, I will be right on my way to having my own portfolio of homes. I just wanted to tell everyone that this stuff really works and Dean has great ideas. There is also a mentoring program that would be good for new investors, but I have not had the money to go to it yet, but once I do get the money I will consider it. But I will keep you updated on the progress of my deals and let you know how everything went!

I just finished my book and have gotten started with my marketing yesterday. Wow thats awesome that your first deal is as sweet as this one. And your a young guy...keep it up. I will be joining you very shortly. What method did you use? Did you use any money of your own or credit?


Here is how I did it!

Well I have been reading Dean's book for about six months off and on. I am a Substitute Teacher and during class I would read Dean's books. I have almost finished both books. Then once I leaned where to find buyers and sellers, craigslist is the site I use for all my work. I met my investor actually through Dean's site.

I found the add on Craigslist.com, then once I found a seller who was just wanting to get rid of five properties in my area. I contacted the seller and wanted details on the properties. I went and looked at all the properties and then went to Dean's site and printed out all the forms I needed to place a bid on each property.

Once I had the paperwork I needed from Dean's site, I filled out a Investor Disclosure Agreement and faxed it over to the seller; so that the seller knew I would turn around and sell that same property to an investor for a profit. So I was using the transparent method Dean taught me and I told the seller that I would be passing this deal off to my investor.

After I had the seller sign that contract, then I went to Dean's site to find a buyer, who now might end up working with me on a few more deals. I faxed all five contracts over to the seller putting bids in on all five properties. Once that was done, I talked to the seller and got everything ironed out with the purchase agreement. I then faxed him the Discharge Agreement that Dean taught me how to make, stateing that I was going to be ripping up my contract and my investor would be stepping into my place as the buyer of the properties. Then the buyer and seller have to come together at closing and set up a new purchase agreement with the new price on it, which has my finder's fee built into it. Then the properties are in the processing stage of working out details on this part of the process, then we should be closing on the five properties in the next few weeks.

Along with that, my investor and I are finding new homes everyday that could be potential buys for us and that means even more money in the next month or two months. I will keep you updated on this process and how this is going! Thanks for your time and happy house hunting!

Fantastic! And all that while pinned down in a classroom. And good idea on craigslist, my ads posted there to find buyers (end occupants) have instead flushed out investors thinking I am a distressed seller.

I still say

Get the deal on paper and hold your buyer under the fire,I just have a thing about homeowners!Yes it does help to avoid alot of paper work for you by getting the seller to sign disclosure........I really have no idea what i am doing....And what i mean is,I am not ready to sell;What was given to me(smiley face)!I really do get it and for that i say Thank-you.
