Deal # 4 - How Dean Graziosi helped us buy, free and clear, a small commercial property for less than $2,000 in May 2009!

Hello DG Members,

I can’t begin to tell you how excited my wife and I are about Dean’s books and the DG website. The information that Dean shares regarding his techniques and the information on real estate investing is wonderful. After reading Dean’s book, Profit From Real Estate Right Now, and attending Dean's live event in April 2009, "Gain the E.D.G.E.", I feel the information we learned was nothing less than tremendous!

My wife and I felt empowered to take action and had so many different directions we felt we could go. I felt as though it was like that old saying that we were trying to drink out of a fire hydrant because there was so much information we had to make a plan as to where to start first.

After I went through Dean’s book one of the areas that really interested me were property tax sales and tax certificate sales. This area appeared to be a safe investment and it seemed a no brainer, either you received your money back plus interest or you ended up with the property.

Let me just say we knew absolutely nothing about tax sales or the sale of tax certificates before we got Dean’s book. After reading the information and some of Dean’s stories he made it appear to be an easy process. I especially enjoyed the deal of the month video where Dean contacted the county and purchased the parcel of land for $6,000.

As we looked into various areas for tax sales, we were fortunate enough to stumble upon a tax certificate sale. We had no clue what we were going to do, but we wanted to try to get our feet wet with tax sales.

We bid on a small commercial building in a nice community area and were lucky enough to get the building for a total of under $2,000 (tax sale price + cost of attorney fees). This became our Deal # 4 and I believe is another gem of a deal. We consulted and paid an attorney to send out all the legal notices and file all the paperwork required by the state. The attorney charged us less than $1,000 for all title work, legal fees, paperwork, etc.

Believe it or not we were fortunate enough to get this building for less than $2,000! The building is an all brick building and only under 500 square feet in total size. In addition, the building will need some work, on the interior and exterior, but the potential for us to keep this building as a rental unit for a future stream of income as a local store front is tremendous.

I could not believe we own a commercial building free and clear for less than $2,000. This is less than what I paid to buy my first car! We had received the paperwork in April and the Official Tax Deed in May 2009 from the county.

I could not believe it and I get chills just thinking about it. Was this truly possible?......Did this really happen or just a dream?.....Yes, it did happen!....and Yes, anyone can do this!.....ANYONE! Do not lose hope or sight of your goals and dreams, dig deep inside yourself and remind yourself of the “WHY” you want to succeed, the “WHY” you have to succeed and always remember, where there’s a will there’s a way!

Just be sure to follow Dean’s techniques and principles he teaches and soon you will have the knowledge and “power of information” to find these types of deals, too. I have said it before but we need to say it again: THANKS DEAN!..... THANKS DEAN! …… THANKS DEAN! We greatly appreciated all you have done for us! Believe and Achieve!

re: PROOF OF FUNDS (P.O.F.) Letter

The proof of funds letter does provide a confirmation that you have adequate cash funds available to complete a purchase for property. For example, if you make an all cash offer for a REO property for $25,000 the Asset Manager for the Bank that owns the property may request a Proof of Funds letter. The letter would be on letterhead from the individual you are getting it from. The letter can come from your Banker, CPA or Investment Broker that attests in the letter you do "have adequate liquid cash funds available of $25,000 to purchase the property". Thus, a local banker, your CPA, etc are all good members to have on board for your REI team. Good luck on your future deals. Believe and Achieve! Smiling - Joe

that makes sense! but what

that makes sense! but what im trying to explain is that i dont have the adequate cash funds available, i dont have credit,"not bad" just not established , im trying to apply the assigment of contract strategy, im in the proccess of interviewing a real estate agent im just trying to be the most prepared as possible. can i still attain a proof of funds letter, or what would be suggested to do in this scenario?

Thanks for the comments. I hope you may have had a chance to participate in the 6-18-2009 conference call. If not, please reference the link o nthe front DG page and see if you can replay it because they covered and provided some good information on assigning deals. When you make offers and get them accepted you usually do not have to provide proof of funds unless it is an REO, etc. If you do, see if you can talk with a local mortgage broker, banker, CPA and see what they can do for you. In the event you find a cash partner, this may also help with pof letters or moving on a deal. Good luck with REI. Believe and Achieve! Smiling - Joe
