Hello DG Members,
I can’t begin to tell you how excited my wife and I are about Dean’s books and the DG website. The information that Dean shares regarding his techniques and the information on real estate investing is wonderful. After reading Dean’s book, Profit From Real Estate Right Now, and attending Dean's live event in April 2009, "Gain the E.D.G.E.", I feel the information we learned was nothing less than tremendous!
My wife and I felt empowered to take action and had so many different directions we felt we could go. I felt as though it was like that old saying that we were trying to drink out of a fire hydrant because there was so much information we had to make a plan as to where to start first.
After I went through Dean’s book one of the areas that really interested me were property tax sales and tax certificate sales. This area appeared to be a safe investment and it seemed a no brainer, either you received your money back plus interest or you ended up with the property.
Let me just say we knew absolutely nothing about tax sales or the sale of tax certificates before we got Dean’s book. After reading the information and some of Dean’s stories he made it appear to be an easy process. I especially enjoyed the deal of the month video where Dean contacted the county and purchased the parcel of land for $6,000.
As we looked into various areas for tax sales, we were fortunate enough to stumble upon a tax certificate sale. We had no clue what we were going to do, but we wanted to try to get our feet wet with tax sales.
We bid on a small commercial building in a nice community area and were lucky enough to get the building for a total of under $2,000 (tax sale price + cost of attorney fees). This became our Deal # 4 and I believe is another gem of a deal. We consulted and paid an attorney to send out all the legal notices and file all the paperwork required by the state. The attorney charged us less than $1,000 for all title work, legal fees, paperwork, etc.
Believe it or not we were fortunate enough to get this building for less than $2,000! The building is an all brick building and only under 500 square feet in total size. In addition, the building will need some work, on the interior and exterior, but the potential for us to keep this building as a rental unit for a future stream of income as a local store front is tremendous.
I could not believe we own a commercial building free and clear for less than $2,000. This is less than what I paid to buy my first car! We had received the paperwork in April and the Official Tax Deed in May 2009 from the county.
I could not believe it and I get chills just thinking about it. Was this truly possible?......Did this really happen or just a dream?.....Yes, it did happen!....and Yes, anyone can do this!.....ANYONE! Do not lose hope or sight of your goals and dreams, dig deep inside yourself and remind yourself of the “WHY” you want to succeed, the “WHY” you have to succeed and always remember, where there’s a will there’s a way!
Just be sure to follow Dean’s techniques and principles he teaches and soon you will have the knowledge and “power of information” to find these types of deals, too. I have said it before but we need to say it again: THANKS DEAN!..... THANKS DEAN! …… THANKS DEAN! We greatly appreciated all you have done for us! Believe and Achieve!

Sometimes I feel like a kid again walking 3 miles to school in a blizzard of snow that is 2 feet deep (actually school was 2 blocks from my home) The journey can be long, but so gratifying once you find a deal. Yes indeed! Those are the best deals that comes once a year, but the beauty of it, if they property owner doesn't redeem within redemption preiod, you could own that piece of property for pennies on the dollar. I've bought two properties last month at the tax sale, but now, i'm tracking down the property owner to do a quit claim of the deed and transfer the title over to me without waiting for three years redemption. I bought five last year, and three have been redeemed and i still owne two right now. By next year, i will own these two properties free and clear. With tax sale, you will get your money either way. If the property owners redeemed the propeties, not only you get your money, but you also get paid for the interests incurred, cool huh. Good luck and remember "Faith without Work is Dead" now go out there and close another deal.

Thanks for the email and the input. Congratulations on buying your tax certificates and it sounds like those 2 properties will work nicely for you. The good thing about this tax sale was it was a quicker holding time process. The holding period for redemption I believe was less than 100 days, which made it even more appealing to us. The weird thing is the county mails out the tax deeds one at a time. We hope to be getting a few more in the mail in the next week or so. There are good deals everywhere. The key is to learn as much information you can about real estate and then you will be able to apply the knowledge. Knowledge is power. Read Dean's new book and it is filled with various great ideas on how to make money in real estate. Once you start, the first deal may take you the longest but it will get easier from there. hello everbody, i have a question regarding the assignment of contract. when you are trying to use the assigment of contract how much money do you have to putdown as downpayment if the agent requires money down to go through the deal?
I believe you are asking how much you have to put down as an earnest deposit. It may be different in other states, but I have heard any amount can work. Most real estate agents ask for $1,000 but I have heard it can be as little as $1. In most cases to show sincerity of the offer, one can offer $100 or $500 depending on the asking price. I believe the earnest deposit is only viewed as a requested amount by the seller.
A great tip that was discussed previously on the DG website was to provide a copy of your check and upon acceptance you would deliver the check to the broker. Hope this helps. Good luck on your deals. Believe and Achieve! - Joe

Yes, I generally will photocopy my check and fax it in with the offer, and if accepted, then bring it to the realtor. So at least you can make a lot of offers without tying up any money. Generally $1,000 will make it a very strong offer. I put in two offers today and plan to start a separate post for that.
