OfflineRehabber (or wholesaler...) wanted to write cash offer on this property in Ohio. I've been off this site for awhile getting acclimated to being a licensed agent in Ohio and Florida and am now increasing my workload since getting my first transaction in Ohio out of the way (foreclosure sold to my mom who got me in this business years ago and JUST about through a nightmare transaction with best friend buying 2nd home on Hutchinson Island Florida).

I walked through this property today and it has a lot of potential but does need a complete rehab. It would rent in the $800/$900 range and would probably re-sell very quickly for $70,000-80,000...it is currently valued at 104,900 by county which undoubtedbly is way too high.
