I havent posted much about what I've been doing, but so far Bird-Dogging has been the route I've taken for now. A broker found me on a Craigslist ad I posted looking for buyers to build my buyers list. She asked me about what I was doing and I explained the wholesaling and assignment of contract techniques I was putting to use. She said that sounded good to get started that way, but wanted to know if I wanted to expand on it with a program they are working on. Essentially they are working with an investment group that is specializing in buying homes in short sales. They gave me a list of homes through the MLS in my area and its my responsibility to contact the realtors and get the information on the houses. After several conference calls with them and others in the program, I finally worked up the nerve to start calling these realtors. A few were skeptical but others were jumping at the opportunity to have an all cash buyer to unload these short sales to. Last week I called 12 realtors with 6 of them giving me the required information. Three of the properties have offers and have been sent to the realtor. So if all goes well, I should get $500 per offer that closes escrow and $1000 per offer on properties over $900K. Its been fun so far and I'm working on doing the big stuff down the road soon.

Right now the group I'm working with is only focused on California properties. I have a buddy in Las Vegas who is a Realtor and wanted to get in on it. I'll see if they have other networks of people who may be doing the same thing in Alabama.

Well it seems that one of the deals I had going has fallen through BADLY. The offer had been accepted by the seller and all we had to do was submit the signed offer to the buyer. Well it turns out that the sellers agent and the Broker I'm Bird-dogging for have a history where another deal went bad. So now the sellers agent refused to send the paperwork based on his past experience with them which has left me in the middle looking like a fool. The seller is about to be foreclosed on and the house is going to auction September 10th. The sellers agent would rather let his sellers get screwed on their credit for the next 10 years because of his ego. My motivation right now is kinda shot. I was excited this whole week but now I'm a little down. I'll regroup after the weekend.

What you should do is get back in the Game! and Maybe Hunt for more investor Groups!!Im sure that you will find alot more. put a post on craig list as a Bird dog for investor Group's. the person that called you- the Broker! might have more info?

I have been studying the material from the Success Academy for almost a month now and I am lost. I have searched investors and properties on the internet, talked to two agents, searched classifieds and drove around. Where do I begin? How do I tell if a property will be a good deal? Did I miss something? Please help!!
You have done all of the right things. In all of that what did you find?
I tend to stick to vacant properties. I guess I like the treasure hunt. Did you see any "Ugly houses" in your travels? Vacant properties, boarded up etc...
As far as classified adds I feel the best place to find motivated sellers is in the "House for rent " section of your local newspaper. This is also a great place to find buyers as well.
Many times the people posting for rent adds are generally...
1. A motivated seller who cannot sell their property in today's market so they have decided to rent to help cover the mortgage. Call them and ask them if the house is also for sale. My first wholesale was a property that I found in the rental adds.
2. An Investor who has purchased a property, rehabbed it and wants to hold on to it until the economy gets better. he will then put a tenant in the property to cover his holding cost. A good indication of an investor add is a property for rent that has been recently renovated. He may be advertising things brand new etc... this is usually an investor and to you A BUYER!

Carol, that is a really great tip. It is creativity that can bring more opportunities. Thinking outside the box like that is a big part of it, and that tip makes perfect sense. I am ashamed I had never thought about the opportunities in those ads, lol.
Azgts... you determine if something is a good deal by trying to determine the price it can realistically be sold for. Since as single home is not like a company on a stock market, where the fair market value of the stock is determined by what people are willing to buy and sell it for at any given moment of time, you have to go by sales data of similar properties.
Comps are really the closet thing you can get to a survey of the price it could be sold for. Even then everything is so variable, from the floor plan, the to condition, to the landscape... your ability to assess it will improve over time, but start with the comps and take the lower range as what is a "sellable" price.
Then discount that price by a figure that will make it a profitable buy for an investor and give you a cut as well. An investor might not be the one who ends up buying it, but nonetheless, you have to beat the market to ensure a sale and make a profit.
I suggest you read the book cover to cover, then spend at least one week searching and absorbing information on this site. Once you do that everything will make sense on the macro level, and you can search the site to get answers to fill in the blanks on the small details.
Read, search, read, search... you won't learn program software, or rebuild engines, or perform brain surgery in day or by reading a couple pages of info - you must look at this as a career if you expect to make profits like you would from a career. Not to say it takes years, but you need hunker down for at least one week of pure knowledge absorption before you will understand how and why to execute certain strategies and steps.

Always check multiple sites to average out the ARV. This will help when you are unable to get comps on a property.

You may also want to check your local county's recorder's, assessor's or treasurer's offices. These offices will usually have the recorded sale amount, date of the sale, etc. on file and a day at the courthouse can generate a wealth of information for you.
