NYC: Deals don't knock on your door; go out and find them

To my DG family,

To understand how the market is, you must be in the market. Meaning if you're home on the computer all the time looking for deals and things are going slow for you, its probably because you're not outside where the deals are.

I understand most of us have responsibilities like kids, jobs, etc but if this is going to work for you, you've got to make the time, even if its once a week or a few hours. Networking events, church(yes, business deals get done in church) andything real estate related where at the end you're not buying a product, though those arent bad either, open houses, fitness centers, etc.

ALWAYS!!!! be in RE mode.

Its coming up to election time and getting an in with local or state politicians never hurt either; go to fundraisers of all parties, drop a donation, mingle amongst the crowd, mention you're a RE investor, hand out your cards, and watch how you get phone calls back. Even offer to help out with campaigns if need be or ask if they're looking for office space. Anything where they will remember you and think of you if something RE related comes up.

Last night I went out(on my normal 2-3 days weekly 'hustle tour') and met a gentleman who works for a company that sounds like Frump and they're looking for distressed properties and lo and behold I just happen to be the expert finder of distressed properties. At the same party, I saw a gentleman who I went to RE school with who has over 25 properties NOT on MLS that needs buyers.

I NEED BUYERS FOR NYC PROPERTIES!!!!!!

Sorry for being long winded but I am very passionate about this, and I want everyone who says they want to be successful to be successful. My point is that wherever you are, there are people who want to buy and have the resources to buy; they just need to find someone to help them. Be that person.

Go to the deals; don't expect the deals to come to you.

Sound advise, really. Many newbie students are waiting for deals to come to them via Craigslist, etc. I suppose it is a sense of being afraid but newer students must learn to jump in with both feet and start swimming. It is a cut throat business and those that wait will loose in the end. I never leave the house without a legal pad and a handful of business cards. You never know....Jan

I speak to several people on here and in the field and alot talk about being scared. Scared of what??? Failing??? If thats the case, then don't bother with RE because rejection is the name of the game here and if you can't hang, find something else thats going to make you money

Alot on here have kids and jobs and other interests; For me being a father is tougher than trying to convince a total stranger to trust me with their biggest investment of their lives

Elix wasn't talking about you. He was talking about the "newer students" that you mentioned (like me) who often become paralyzed by fear or move in extra slow motion because of it.

well im far from an expert and also not a baby but just from this site alone and only in the last week i have potential deals working the worst that can happen is that it dosent work out well big deal move on to the next something will hit someday just do it?

I'M New & I'm Not Affraid I'm Just Want to do My First few Deals

Well I'm not affraid , I'm just not able to get out & do deals due to been busy , I have had people from off this site contact me claiming their interested in doing Deals & then when I contact them They don't Respond back I Believe it been 2 people that have done this to me & I'm like do not e-mail me saying your interested & your not .

I have joined other RE Networks & stuff .. I'm Not affraid , I just wish I could get A serious buyer & Not just a person who's BSing online on here at DG .


It was a great weekend for Real Estate

Went to Costco's on saturday and this couple in front of me were talking about leaving NY after the husband got a job out of state.

Take a guess who introduced themselves to them and found they own a 4 family brownstone which comps for $825k and who will be geting the listing???

Upon hearing my convo, three other couples who were interested in buying took my cards and I will be talking w them this week

Watching the NBA games on sunday at my favorite cigar bar in Harlem and i'm introduced to this attorney who's looking to sell his brownstone which comps for $1.1m and he says "oh yeah I heard about you 'the real estate guy from the cigar bar' right???"

Double parked in front of Quizno's and about to get a ticket when I dropped my biz card. The cop starts talking to me about RE(stops writing ticket). I told him being a city employee he might be eligible for perks, takes my card and doesn't write ticket. I offered to buy him a sandwich but he declined saying it might be considered a bribe.

Newbie Wholesaler out the Bronx, New York

I have not had any luck with getting a deal. I started putting up bandit signs that says we buy houses. I bought the blank ones because the one that comes printed did'nt fit my budget. I pay about $60.00 for 50 18 by 24 and I cut them in half and got 100 blank bandit signs. I use letter tracer and red permanent markers. A little while later the ink from the marker started to fade from the bandit signs. I was disapointed anyway I got this one seller lead from all that. I put up altogether about 150 signs. A guy calls me up and he sounded very motivated to sell and I go there take pictures of the property and I asked this other wholesaler from Brooklyn to help me out. Anyway my friend from Brooklyn came over and looked at the property to access the repair cost. And the numbers did'nt work out The brothers and sisters who inherited the property and they trying to get top dollars for a rehab property. They want 175K I offer 154K they say that they have a buyer for 175K but I don't belive them thats their negotiating tactic. I will follow up with a call in about 2 wks to see if they sold.

Its the reality of it.

Think about it; on just about every single telephone pole you see the signs with 'I BUY HOMES' / 'WE CAN SELL YOUR HOME' / 'COMPUTER REPAIR' and how often do you honestly take it serious???
