Make sure to always be in constant communication with your Title Company

My First Deal After 11 Months was messed up by the Title Company. We're scheduled to close next week and Just yesterday, I learned that the Title Agent no longer want to take it to the clossing table. It was my Buyer's Title Company. In other words, the Title Agent Messed up everything for some reason... she can't get a Title Insurance.

I immediately called the TC and talk to the agent, and all she can say is "I DON'T WANT TO HANDLE THE SETTLEMENT ANYMORE" period.

Good thing my business partner knows how to handle this issue and immediately give everything to His Own Title Company and we are good to go Next Week. It is Vital in this kind of business to have your own Title Company, Assignment Attorney , etc etc. Most of all, Be in constant communication with this group of people. They can ruin everything and possibly lose the transaction. Blessings to all. LA

Title Companies

I always stipulate in my offer that we use my Title Co. for this very reason. As the buyer, you always want to control the process. Your Title company will work with you and let you know of any "bumps" in the road that may delay the closing.
I have found that over time, the more business you bring to your Title co., the better chance of getting discounts on Title Insurance etc.

Jan, I just can't think of any excuse this title company could say to me. It's unbelievable. They claim to be in business for years and years and a simple assignment issue can't go thru? This is not a hundreds thousand or million dollar transaction. This is only a 13K transaction. But great advice from you. This thing can't stop me from this business. This is part of my learning process and most importantly, PART OF THE BUSINESS.

Sorry that this happened. It sucks when something like this can just mess things up. Just keep your head up and see if you can find a better title company asap.

Thanks for the heads up. As you said you will just bring it to your title company, but this is a great reality check for everyone. Especially those who are trying to get their first deal done like myself. I am bringing contracts and paperwork to my agents escrow co. so they can see exactly "per contract" what I am planning on doing. This way when I do get that first deal there are no surprises and the Title Co. knows exactly what is going on before hand. Thank you again for sharing. Sometimes they aren't the best situation, but they can be a great learning experience. Good luck and I know (from reading your posts) that you are going to do some great things in the REI world. Let's us know if your title co. had any reasons why the other title co. got spooked because it may give the rest of us a heads up, and especially when that deal is closed!!

Everything should be good by Wednesday Next Week. If it won't go thru, I just need to call the owner from Arizona (i'm from Maryland) and talk to her straight to the point how serious I am in making this deal happen but things beyond my control happens and I need to get another 1 week extension. I just hope everything will be put into the right order with my New Title company.

I need to face this fact because I know for sure that everything will be worst if I don't address to this problem and face it whole heartedly. Blessings to all. LA
