I would go to craigslist and type in we buy homes or i buy homes or go to google and type the same thing and let them know that you have a property for sale and see if you can assign it. hope this helps this is how we found our buyers.

You can lock up the property with your contract and assign or Lease Option between you and the seller. Then do a Lease Option with the new tenant-buyer. Lease options are typically 3% down of the sales price. Get the down payment from the new tenant-buyer. As long as the Lease Option monthly payment is less than the payment your new tenant pays, you should be fine.Hope this helps.

Great suggestions on the possible alternatives on the deal. The buyer's list is vital for you to be an effective investor. Remember, you don't have to like the neighborhood, you won't be living there, your buyer will. So if the neighborhood is acceptable to the buyer, get it under contract and go for it.
