Second, I noticed you are dealing with a lot of condos, townhomes, conversions. I assume you are doing assignments on them and I am interested in starting up here on them. How is the success with them? Are there any "hidden" things to look out for and make sure I factor them in with the offer, such as HOA dues that need to be current, etc.?

Any information is greatly appreciated.
