OfflineFirst Deal since getting involved with real estate. This deal took some time to get done but I finally got it done. Once I took action it went good. I first started to get this deal one year ago and the owners did not want to sell. I stayed in contact with them and always ask if they were ready or not to sell, they always said no. Finally two months ago they came to me wanting to know if I was still interested in buying the property. I told them yes. So here I am getting set to close on 8-25-10.
This property is a 4 unit building
Purchase Price: 100,000
Rent 1375 total
Taxes 3500 yr
Water/garbage 70 mnth
Payment 600 mnth
This property will cashflow at 300 a month.
Not a lot but it is a start. Just glad I have finally gotten a deal done.

You did excellent. I am proud of you for stepping up and taking action. Action produces results! Just think if you had about 8 more of those cash flowing @ $300 per month each! It is very possible for that to happen. I will be watching for more great real estate moves out of you.
