If you have any properties under contract (no daisy chains please, meaning, YOU need to have the property under contract not another investor, who knows another investor who knows another investor with a property under contract) with a spread of at least $40K (after repairs are made), please send them my way. It sure is easy to just supply the buyer for a fellow wholesaler that has done all the work(you KNOW what I mean)to get the property under contract, he/she takes all the risk and you make money on it! I love this strategy. Doing 2 as we speak! If the deal is real the buyers are no problem!

If you come across any underwater houses and the sellers are behind on their payments I will take them and cut u a $1,000 finders fee. I sold a couple of houses that were 60 and 70K underwater, using the existing financing makes these homes sellable. Randy

Sorry DG family, I haven't been here too much as I have SO much going on right now! But, I am actively looking for partners to co wholesale with! I actually have a property under contract right now near Hollywood as well that one of my bigger cash buyers has said he was going to purchase, but I don't have a signed assignment agreement yet, so I may end up posting it here.
How did you work this? Did you do it subject 2 or lease option?
