Lane if you need help and cannot find any one closer I am about a 5 hr drive from there but am willing to help if I can. Would be a nice little trip just to get away on the weekend and do something with the family while I am there and go to some good bbq restaurants in that area that I have heard about.

Are you talking a lease option or mortgage assignment? I was thinking more about wholesaling it. How much room do your buyers need on a property that needs no repair? This is my relatives house and I have been in it before.

I can buy it for the mortgage amount subject to the existing loan. I can bring in a buyer with a good down, after closing costs we can split the profits. It depends on if they are willing to let it go and they are motivated, usually people that are moving just want to get out of it. I need the mortgage amount, payments, type of loan, interest rate address etc. If u want to wholesale it u may need to find a cash or buyer with financing.
