Am I There Yet?

I also have an out of state owner that is desperate to sell. His renters moved out and he is going on five months behind as of the 16th of next month and just wants out with nothing to do with the property.

His agents contract ran out and he wants me to take over the property. I'm not quite sure how this Subject To works, but tomorrow I'm gonna try, even if I fail at least I can say I tried a Subject To. I'm sending and signing the contract in the morning on it.

We both looked at it on Zillow and he agreed to work with me and get the deal done. I've called a Realtor company, spoke with the receptionist, got five agents number that work with investors, and will screen them in the morning. That's all I know how to do for now.

Never make the mortgage payment on a "subject to" to the seller. Always pay the mortgage company directly.

That make since, and I should know that from the many stories that I've been reading about. As a matter of fact, the gentleman called about an hour ago. (He's a Pastor). He had it on a Land Contract and his tenant ran out on him.

Supposingly running off with the appliances and the ceiling fan and Lord knows what else. Since in Live in MPLS and have ever don a deal yet, not to mention out of state. I referred another DGer to assist him. He invests in his state.

I was just trying to update my blog, and I just kicked myself out somehow without even finishing it. My fault, You'd think I'd figure out how to work my new computer by now, lol,, As I was stating, before I had kicked myself out.

I haven't posted anything in my blog for a couple of days now, simply because I have been plugging away with this blueprint and have found it to be quite time consuming. I have my listings as I stated before, from the two Agents, whom have been extremely helpful.

Talk about dedication,I have found myself waking up in the early mornings, still sitting in my office chair with the computer still on, it's like I can't get enough of all this knowledge that I am receiving.

I think because of the other strategies that I have tried didn't work, I don't want this one to get away, GREAT! Information. Going into week (2), I am still pretty much on track.

Yesterday, I had gone to my bank to do some transactions and thought, why not ask my Personal Banker questions about the Asset Manager, not only did he give me valuable information, he introduced me the(A/M)s Personal Banker that handles his affairs.

I decided that when I got home I would put my stratigies to work on the Asset Manager, however, my paperwork with my Personal Banker lasted well over 4:15pm, so I decided to call today.

Since I haven't posted in a couple of days I figured that I'd better do it now before I continue my homework. There's more I have to say, but for now,I think I should be getting back to my videos and studies.

Oh! and another thing, I finally got to watch the 25:1 video and found it to be very informational, thanks Dean and Matt. The Agents that had sent me those listings,just set in my inbox for days,and I didn't know what to do with them.

I saw both versions of Matt and Deans way to execute my listings. (25:1) explanation is killer, Thanks again guys. Well, one version but both videos. I've found out that if I could just navigate through these pages, with confidence within myself, I could very well be the next success story giving my. (I Get It)! testimonial...
