Reading some of the other savings tips for rehabbing reminded me of products that I have used to extend the life of roofs that are showing wear and approaching the point where they need to be replaced.
There are clear coatings that are flexible and durable being manufactured by a few producers. Among these are Elastomeric and Roof-it. I first became intrigued by these coatings when I found out that McDonald's Corporate recommends these types of products to their franchise owners as a way to get about 5 extra years out of a roof. That sounded good to me.
My first use of the product, I was told it can be applied with a pesticide sprayer or a roller. Although it took longer and consumed a bit more of the product, I ended up preferring the paint roller approach. After the property was sold, I kept in touch with the buyers, and after about 4 years, the "fix" was still going strong. I've used different products over time depending on what I could easily locate, and especially where numbers were a little tight on the property, but I wanted to be able to offer something that felt like a good upgrade on an aging roof. It hasn't hurt to be able to say that this process is employed by McDonald's restaurants either.

Due to homeowner's insurance regulations here in Florida, they won't write a policy if there's isn't at least 4 yrs. of single life left. In fact most insurance companies check the county website to see the permit date of the last re-roof & if it's over 15 years, they will not write a insurance policy unless you replace the roof.
