Got A Big Question??? Help Found a house or should I say a "SHELL" because the inside needs to be gutted out has mold. If it wasn't nailed down they took it. It has about 4,348 sq ft on almost 2.8 acres with built in pool. It was built in 1979. It has 3 bed/4 1/2 baths total of 11 rooms. The price was as of tax for 2009 $360,800. At one time it was for sales for over $600,000. Well just a few days ago the owner has it up for sale for $150,000. But it needs everything. I did a tax search and the owner has not paid the taxes since 2006 he owes certificates for 2007,2008 & 2009 is unpaid about $30,036 total. Who pays these taxes?? Do the come out of what ever the house is paid for. Or the new Buyer?? I would just guess the house needs about $100,000. just to fix it up. No one can live it the house at this time. Needs everything. Could someone please help.

Walk away!

Too many red flags and if you buy this you will owe the back taxes as well. Put your effort into finding buyers, not houses. There are tons of houses out there, thats the easy part! Run don't walk, away!!!!

Thank you for your info I was really wanted to know who would owe the taxes if someone was to buy it. Was it the orig owner (to be paid out of what ever he sold it for or was it the new buyer???

Taxes

The taxes attach to the property not the owner. You could write your purchase contract and specify that your purchase price would require the seller to pay the back taxes. That could be handled by the title company as a part of the closing. They would keep enough funds from the transaction to pay the taxes. Charisse is right, this one has a lot of red flags. Depending on your state, three years of delinquent taxes could mean there is pending action that could cloud the title to the property. Always use a title company to get title insurance to be sure those types of liens are resolved at the closing when you purchase.

CHARISSE & BOCONNOR THANK YOU VERY MUCH FOR ALL OF YOUR HELP. THIS PROPERTY WAS ONCE SOLD FOR ABOUT $700,000. BUT EVERYONE HAS STOLEN ANYTHING THAT WAS NOT NAILED DOWN. NOW IT IS A SHELL AND THE OWNER STILL WANTS $150,000. ON ABOUT 3 ACREAS OF LAND. ALL YOU CAN DO IS TO GUT IT OUT AND START FROM THERE. BUT THE OWNERS HAVE NOT PAID THE TAXES FOR THE LAST 3 YEARS AND THERE IS 2 CERTIFICATES OUT FOR 2008 & 2009 & THIS YEAR HAS NOT BEEN PAID. I THINK THAT IF SOMEONE WAS TO BUY IT THAT THE TAXES SHOULD ALTOMATICLY BE TAKEN OUT OF THE SALES PRICE FIRST. BUT YES THERE IS TO MUCH TO DO.

Why can't you find out if the state has pick it up from the tax sale! What if I told you yuo could get it for just the back taxes!!! Get back with me! If I'm not to late!
