Tenant problems

We are the new landlords of a 5 unit multifamily property. We now have it completely rented out, which is great. The problem we are facing is that our tenants are piling garbage, BBQ's Xmas decorations, Bikes, etc outside their doors. We cant even get in to mow with all their junk piled up. Does anyone have a tactful letter they have used or a way to stop this from happening again.

they both have excellent books and courses. Mr. Landlord (Jeffrey Taylor) also has an active forum. some of their suggestions will amaze you and they work! both of them just spoke at our OK InvestorFest in May and all the landlords there got a new attitude real quick. Smiling

This is what we do for a living. All of our props are buy and holds so being in the landlord business goes with the territory. I must agree with Chris on this issue. Confront the tenant face to face and lay the law out and make it very clear to them. I am the nicest landlord around but don't mess with me or my props. We are a hands off company up to the point where our investments can suffer. You might also want to re-word your leases to cover situations like this. Be firm, but be fair. It is your $$$$$ here. Thanks for the help and encouragement! We will get on this tomorrow, starting with a knock on the doors. I'm sure I'll be asking for more advice as we get into this further, we are picking up another 6 plex next week and have a few single family homes that are being rented starting in July. Definitely a learning experience!!!
