You are sooooo right when you say there are plenty of houses out there. Regarding the banks, smaller banks will often allow you to put offers on their properties more quickly than will larger banks. Go to these smaller community banks and try to meet the person who handles the portfilio for the bank. You will have success if you can make this contact.

Subject to's. I have bought and sold a lot of property using seller financing. that is the best financing on the planet. you don't have to worry about appraisals, or lenders, bank fees, and all that garbage. You can negotiate creative deals and make things happen in your favor.
Dean has some simple contracts to use here on his site for purchase and sale agreements. For the seller financing part, you can have a title company help with those documents. once you have an agreement with the seller, the title company will just execute what you have on your contracts. Its that easy, and your done.
