TeresaJo - the 25:1 strategy works in TX. You must stay within the guidelines of the 25:1 strategy to narrow down your offers to the more motivated sellers who are most likely to accept your offer. When you deviate from the 25:1, then you are pushing the odds to 30:1, 45:1, even 100:1. If you are having to make more than 25 offers to get 1 under contract then you need to revisit what you are doing. The 25:1 strategy has been dialed in and as we test it over and over in different states - it works.
Get out there and test it yourself!
You can do it! The proof and the money is in the offers!
