This is my new life : DAY 14

COULD NOT FIND MY JOURNAL ( ACTUALLY DO NOT KNOW HOW)
ANYWAY HERE IS THE 2 WEEK IN THIS DEAN BUSINESS AND WILL MAKE A SUCCESS......Well today is the 14th day that I am doing this Dean thing EXCITEMENT ENTHUSIASM AND JOY in ANTICIPATION OF MY NEW FOUND CAREER YES CAREER

IT IS GOING SLOW FOR ME REAL SLOW BUT WITH NO MONEY NO CREDIT I AM STRAPPED PRETTY MUCH BUT WILL GET OUT FROM HERE SOON.

Well to sum everything up:
have a few realtors
HAVE 2 BUYERS(POTENTIAL)
have access to my own title account
have access to foreclosure data
located a few properties and now am learning Deans strategies.
got through "Profit from real estate" and are going onto READING round number 2
Will keep on posting ads
will make signs today for the neighborhoods
my doctor wants to buy properties
WILL KEEP ON TRYING TO FIND BUYERS AND POTENTIAL SELLERS

I am scared and Yet excited..........
I WISH I HAD SOMEONE THAT COULD HOLD MY HAND AND SOMEONE I CAN LEAN ON SO THAT I DO NOT SAY THE WRONG THING.
BUT I TRUST AND HOPE AND THAT'S WHAT I NEED.

You are off to a great start! Keep reading Dean's book and stay connected here on dg.com. There's a couple of things that I want you to think about during this beginning stage.

Before entering into any re transaction you have to answer 2 questions:

1. How do I finance it?
2. What is my exit strategy?

1. How do I finance it? If you are not using any of your own money, credit or hard/private money then you need to work with CASH BUYERS (Investors). This is why it is so important to build your Cash Buyers list FIRST. Nothing else matters unless you have the MONEY lined up.

Find 5-10 Cash Buyers (before looking for properties AND qualify them - get their criteria of what they are looking for. Real Estate Investment clubs and "We Buy Houses" ads are a great resource to find investors quickly).

CASH BUYERS = MONEY

The more Cash Buyers you have, the more opportunities will open up for you to get deals done.

2. What is my exit strategy?
Your exit strategy will be determined per deal and your Cash Buyers. For the most part, in the beginning, you will be "wholesaling" and/or "bird-dogging". Lease Options are also a "Fast Cash Strategy" but most people start with wholesaling and bird-dogging. My advice is to be open to different opportunities to get deals done.
