I was working with a student just a bit ago, she had a good deal that she could have sold to a buyer, but she only had 2 buyers on her list. her time was up on the contract and she couldn't find any others within the inspection time frame. She lost the deal.
First of all great job on using ghost ads, they definitely work. I would advise you to find more buyers first before you start looking for deals. That is going to be your foundation to success in this business. they will provide you with more than just the cash to buy homes, but they will give you the confidence when you are looking for deals you have the cash to close.
