Lets say I found a person selling their house what's the name of the contract do I start with?
Then after we sign the contract and I want to sign over the contract which one do I use?
I'm sorry I'm asking weird questions, I know of a few foreclosures, and of a few people that are selling their homes and just need to know how to start out

If you are dealing with foreclosures, you may need to go beyond Dean's book. I don't know what the laws are like in S. Carolina, but here in California, if you are dealing with a foreclosure, instead of the standard purchase and sale agreement, you must use what is called an equity purchase agreement. CA code even specifies what size of type certain portions of the agreement must be...so no fine print and no kitchen table contracts. Maybe a local realtor could help you with some info.
