Right now the state of Arizona is having their online tax sales. These auctions can be competitive and a lot of times you end up getting way less interest because of the other investors.
Personally I dont like bidding against anyone else. So here is the trick.
Just wait till the sales are over and what we will do is pick up any of the good left overs. There are at least 30,000 liens in Maricopa county AZ alone. So I am sure we will have some good properties after.
The best part is I dont have to bid against anyone. I just pay for what I find and I earn the full 16% return on my money.
Talk about easy.

About tax liens... Are the Arizona liens available only for natives or can they be bought by those outside of Arizona?
Also, how can we find tax lien opportunities in other states? Are the auctions held seasonally or year round? Finally, Are there any hot spots where rates are the best? Thanks Erosquist1 for your submission!

We purchased some tax leans about 2 years ago. We received returns on all of them. You may by over the phone or online if you can find them there. The return time will depend on if the person who owes the tax pays up and claims the deed. You will receive payment either way. The people who owe the tax has a certain amount of time to claim there deed back. If in that amount of time the deed has not been claimed then who ever is on the deed for first refusal will have the chance to pay the taxes on the property if they wish. If you are the person that has first refusal and you do pay the property tax then the property becomes your. Coaches if i missed anything help me out. I hope this helps some.

Generally with "over the counter sales" aka "leftovers" You can buy from home.
Counties may have different payment options they can accept, but usually you can at least send them a check in the mail.
That is one of the advantages to "otc" is you can buy from home. Most auctions are public oral, meaning you have to be there, but you can buy the leftovers from home.
The county treasurer or tax collector is the go to source to find out if they have leftovers available to buy, getting that list, and figuring out what payment options they are open to.
Most AZ OTC lists wont be available until end of February / early March


Redemption of tax liens

There is no saying when exactly a lien can redeem, it all comes down to when the owner pays. Though sometimes when I research liens for example, I might find that this owner is late every year and pays taxes every year in October, so I figure he will probably pay off the taxes come October again this year.
When I personally research liens I like to look at tax payment history, which is probably the best "clue" as to when you might see the owner redeem, if its going to be sooner or later.
Typically liens I have invested in, redeem before 6 months.
Then again, I look for liens with good tax history & profit from the interest when they redeem.

You can invest in liens from AZ out of state. Most counties will at lest accept a check through the mail. You would want to contact the county treasurer to get a list of what may be available & what payment options they are open to.
Absolutely you can find tax lien opportunities but timing can matter.
For example IN is having some tax lien sales coming up, but Colorado just ended their tax sales for the year a months ago. AZ consistently has their tax sales Jan-Feb, Florida consistently has their tax sales in May-June each year. Year round there is always sales going on, but timing of the year can point you to where are the current sales are and the "fresh otc" is.
to get to the source, contact county treasures to find out if they have liens available and when their tax tax auctions will be.

Great! lets get you some over the counter liens!

Just so you know the steps to find left overs will vary from place to place that you are going to.

So these steps will for now just apply to AZ.
In AZ some of the counties have online auctions. These are the ones you have to bid on but once those sales are over, if they have anything that did not sell we can now go and purchase the "Over the counter" liens.
Some of these over the counter liens can be purchased super easily right online. Now not every county will have things available to purchase online so if they dont then we buy them through the mail. Once you find something you like, pay the amount due and now you own that lien.

So if you would like to buy them right online just go to www.realauction.com
then click on "client sites" on the left side of the page. From there click on " county tax lien auctions" after you do that it will list all the states and counties on the right side that have online auctions through this site.
the counties in AZ that SPECIFICALLY say " county held opens" that means you can buy the county held (over the counter) right on their site. ]
Currently they are not available but they will be soon.

Now if you find counties that dont have the over the counters online what you can do is: get to that specific county website and find the treasurer or tax collector. Once you are there they should have information on the tax sales. You will have to search a little but it should say something like "left over liens" or county held liens available. Something along those lines.
once you find it now we can get the lists and see if we find something we like. If you find something just ask the county how to buy it. You will have to send your money through the mail usually.
