Hey guys!!!

Thanks for responding! wanted to make sure that people were interested before typing bunch info about it.

So first, Arkansas is a tax deed state. That means when you buy the property you will get ownership. no interest rates or redemption periods.
Now you do have to be there to participate in the auctions but what I know most about is the left over properties!

So you can do the auctions if you live there but when things do not sell at the auction they are then turned into left over properties. They state will now sell all properties that were not purchased at through the mail. For these you will not have to be there to buy. All you have to do is find something you want and pay through the mail with cashiers check.

They have a list of all the counties and properties available at this site. www.cosl.org when you get to that site make sure to click on the part that says " Negotiated sales lists" it is in the middle of the page. In the next part READ!!!! all the information on the page first. IT IS VERY IMPORTANT!! IF YOU HAVE QUESTIONS LET ME KNOW.

Now you can get the lists of all the properties either in a EXCEL spreadsheet, PDF, or the best and easiest thing to do is right above those lists it says "select county" and then has a drop down menu. Click on the county you want and it will give you the list for that county. Now you can see amounts owed and if you want to do more research on any of the properties you can click directly on the "PARCEL NUMBERS" (they will be underlined) it will take you to some more info.
Some will have more info than others. Like a house will have more details then just a piece of land.

Okay so I found one and Here is the breakdown

interested parties=0
min bid 368.00
Taxes 270.31
however looked on county records under the parcel number and the name also match for the owner and here is what I found:
owner got under a quit claim deed, that was last sold in 2005 for 117,000, but the land is valued at 200 with 0 for improvements for a total value of just 200 dollars. Sounds like it is only land. It is in a okay neighborhood, so I don't understand also why I would bid and pay taxes that are more than the value of 200 dollars? And How is a piece of land only valued at 200 dollars? It sounds on the surface like a great one to acquire, but don't really understand. Not sure if I drive by that I would even know where it is, likely not. How do you know without a picture?

Also since no one else has bid, what would I bid, and if I paid would I then get the property, or do they wait for other bids, since it does say it is a bid??? That is the big question.

It should have a secion when yoiu are looking through the properties that says what type of property. If it is an S2, S3 and S4 it should say right on the list of properties.

so I have a lot of questions about what you found.
First we want to see what type of properties it is so we know how much we should offer the county. also what I do with land is I would start contacting neighbors or people in the area to see if anyone would have any interest in the properties so we know we can sell them.
Tons of great deals out there but dont get stuck with anything.
lets find out if people want or talk to agents in the area to see if people are buying that stuff.

Yes, I did find the S2, S3, S4, so I am good on that. I, however, don't know how to decifer what the different interested parties have on the deal. The banks, or city probably I understand, but not sure about the other names, or if I should compete with others?

When it comes to these properties they are the left overs so any liens against them will be able to get taken off. However depending on the type (s2,s3,s4) will determine the litigation period that the lien holders and owners have.
So with those properties we will be able to get the lien cleared off by doing a quite title or waiting the time line they are talking about.

So just find a good property and get it cheap. We can then get liens cleared off but you will need to use an attorney.

to handle then if I am understanding you right. Anything else to help decipher the meaning behind the information given, such as, how to find the property when it seems there is only land?

With these properties they would come along with a litigation period. That means that if the county sold these properties off illegally then the owner has a period of time to contest. However if they did not sell it illegally then they wont win. I have talked to the commissioner personally and he told me there has only been 1 case of a person being able to get their property back because the county did not follow due process.
So if you want to wait for the litigation period to be over then you will be able to sell it with a warranty deed. if you sell it during the period you would just sell with a quit claim deed.

Now if you want to hire an attorney you can do the quiet title process to be able to circumvent the 1 year litigation period and once they finish that process then we can sell with a warranty deed.

its a little hard to explain in writing for me. does that make any sense?
