See Value When Others See a Mess

If you are pursuing tax lien certificates or tax deeds, you will find more obscure properties here thean anywhere else. Many owners will lose interest in their obscure property and decide to stop poaying taxes on it. It creates opportunity for those who can see past the initial property and gain a glimpse of the potential.

Here are a few examples:
How about a property that is located on the side of a hill or mountain.or near a flood zone with a miinimal amount of flat land.
What do you do with that? It depends on its location, but what about putting a billboard on it and selling advertising or sell the idea to a billboard company. How about renting it out to a cell phone company to place their tower on it.

What about a narrow strip of land or a land locked property? Who borders the property? What do they do? You might be able to improve and sell it to them or just simply sell it to them. If it backs up to an evergreen farm, how about planting evergreens and sell it to the farm. If it is located next to an industrial park where there are a lot of tenants with a fleet of vehicles, why not pave it, light it, and rent it out to the tenants.

What if there is not much land, but it has road frontage? I knew a guy who bought a tax deed on a property that took up a portion of the parking lot in an industrial park. He noted that many of the employees working in the area did not have food services near by. He brought in a portable food shack, picnic tables and started selling hot dogs and hamburgers to the employees working in the industrial park.
