Submitting your own offers by being your own agent..??

Hi Dean,

I finally did it, I've been reading so many comments and suggestions and success stories. I had been looking for a good friend of mine that I presume is still a real estate agent since I graduated ITT Technical Institute in 2006. But came to realize that if there is one person you can believe in, is yourself, so why not become a real estate agent and use Dean's techniques when you are licensed. So, starting June 1, 2010 till July 1, 2010 I will be attending The Real Estate School of Michigan and after passing take the state exam for licencing. Become your own agent and submit the multiple offers, what a great idea, and I can help others submit their offers also, win win win.

that's what i just did. got my Indiana RE license in March. here every attorney will tell you that you need to be licensed anyway to invest, so might as well do it and enjoy all sides of it. you might want to specialize in working with investors. just a thought....good luck.

Gandy- It's funny, I was just thinking on this topic earlier. I was reading the section on Evaluating Repair and Renovation in Dean's latest book and was thinking that if you could just learn for yourself what Realtors and Appraisers do, then they aren't really necessary. Now don't get me wrong, I PERFECTLY understand the value of each of those individuals, but as Dean tells you, you want to be able to rely on your own abilities (and I'm going to add to his statement the words "...as much as possible.").

Linda- I didn't know some states REQUIRE you to have a license in order to do R.E. I think that's peculiar because people buy and sell their homes all the time; you don't need a license to do that. And essentially, that's what you're doing when you're making deals. I'm not attacking your statement, I just think it's peculiar for some states to do that, like they're working against you or something (lol). BTW, I love your end signature about "Fear;" that is so true!

All in all though, indeed, utilize any and every avenue you can in order to be successful. Every avenue that you can utilize makes your chances that much greater for success!


Real Estate Agent Seeks Success

That would be one of the reasons of getting my real estate license, is to place bids on my behalf and know that the job was getting done instead of attempting to convince another real estate agent of Dean's strategies. I've never even fathomed of becoming a real estate investor but will give every ounce of my existence to learn Dean's secrets of real estate investing for the survival of my family. Linda, I will definitely seek investors during my venture as a real estate agent. Perhaps register my own LLC company. Now if I end up working for a real estate agency, I would have access to all the information within the software connected with repos, foreclosure, REO, etc.. that gives me an advantage to properties before they hit the market. I think my wife would be proud of her husband and my children would be proud of their baba when I forever change our lives for the better.

What about the commissions?

I actually have taken an entire brokers course, but I didn't go for the state test (I'd be rusty, its been a few years,I'd need major review Smiling ) I chose to take the brokers course because then I could act as an agent without having to split commissions with a broker (an agent needs to work under a broker) and because I was thinking of expanding my property management to others instead of just for houses I own, which requires a license.

I had changed my mind and never went to take the test, and the knowledge just sat there for years with no utilization. So I wonder, should I refresh on that? If you become licensed, especially as a broker, you are held liable for a lot more things than if you are going in as just as an investor.

What are others thoughts on this?

Tammy, start small; get your agents license first then become a broker. You're concerned about splitting a check when you're not even close to getting one yet. Baby steps.

People on DG who actually think re agents are worth something

I speak regularly with a bunch of people on here who are getting their licenses and i've explained to them the difference in being able to get access to homes as opposed to not having their license.

I've been in re since 1993 when I bought my first property in college and I can attest not so much the tools to buy but to have the extra access of dealing with real 'investors' who outright own properties or know someone, to just get a phone call out of the blue from a complete stranger and them telling you "%$#$ referred you I have 5 homes I want to sell" or me being able to call someone and tell them "I have 5 homes to sell you interested???"

Plus, getting your license allows you to better understand the law and brings you something you don't have if you are not even a homeowner; CREDIBILITY.

If I didn't have a license I could tell people "look I own about 10 homes so I know what i'm doing". Not many people can make a claim to even own one so why should they deal with you???

If you're thinking about getting your license do so; nowadays the market is tough and assignments truthfully aren't so easy like before especially with some banks not accepting them.

Get the license so you're guaranteed acheck

Thanks for the comments and advice. June 1st 2010 was the first day for my real estate class and my instructor assured us he would make sure we pass the class but the exam is on us. So far so good, 3 weeks and 5 days left for state exam. I've got a couple of brokers I can immediately work with when I have my license. Will keep you posted if I have any questions or updates.

Start now when you speak with people that you're getting your license. Also in your class you may have brokers who are there to renew, so speak with them and let them know your schedule; alot are more flexible than back in the day when they require you be in the office and just be on the computer and cold call.

When you speak with them, let them know you prefer to be in the streets, mingling, searching and canvassing for properties and clients as opposed to being cramped in an office

You want to be THAT agent that people think of when it comes to buying a home or investing. Like when you get your license you want to be able to tell the DGer's what a great long term investment it would be to buy in Detroit since Ford or is it GMC will be building a new factory to make hybrid cars....(hint, hint).

Know all the areas you try to sell properties in; if you're going to sell people a house, sell them the neighborhood and how it benefits them.

Network, network,.......and more network.

Get to know people in the neighborhoods; restaurants, coffee shops, etc. Let them know who you are and what you can do.

Attend community events; church and political functions are very lucrative. Don't put your business cards in peoples faces the moment you meet; do that at the end of a conversation or evening or if they ask, but make sure they remember you.

Network, network,.......and more network.

Most of all enjoy yourself. Don't be phony. If you like people, it'll be easier to deal with rejections that come. And there will be rejections. But there is always a light at the end of the tunnel.

Brokers

The state of Arizona requires that an Agent be an Agent for three years before they can become a Broker. You could probably take the training, but the state will not issue a Brokers license until this requirement is met. There are a lot of DG family members that would be interested in working with you as an Agent when you get your license. I am currently working with six, and have assisted ten or twelve since I started with Dean's program.

What about office time?

If I become a realtor vs a broker, I will most likely need to be in an office, and that isn't feasible or possible because I homeschool and have 4 kids with me at all times. Being there for my kids is first and foremost after God. That is one of the primary reasons for wanting to go straight to broker so I can work out of my home when I'm not on the field (and that I'd like to manage other people's properties as well), much the same as I do now.

Is it possible to be an agent without ever going into the office?

I work out of my home office. In the last two years, I have only been to the office a few times, and that was to pick up paperwork or a check. The company I was with before did not even have an office. In this area, most agents work from their homes. Leads are generated from web sites. Everyone uses a computer now. Not too many people walk in the door at RE offices anymore.
