I've found the out of state owners with phone numbers of a couple of vacant properties. I can send a post card or call them direct. I'd rather act now and make the phone call but want to be sure that I don't scare the owners or come off as a creditor/bill collector. Is there a particular script that I can use to speak to the owners in order to purchase their properties?

I have bought many homes from vacant properties. But the my favorite were my first 2 deals I've ever done. My first property I bought was a condo. It was worth about $80K, but I bought it for $60K. It was gutted, no kitchen, no bathroom, nothing. I rehabbed it over a 2 month period myself and my new bride and I lived in it for 6 months until I bought our home; it was vacant also and did the same thing.
From the condo I make about $300 per month rented still today, and the second I make about $600 per month and it is still rented today.
I love vacant properties, the sellers are usually motivated.

Search for 'yellow letter' in the discussion forums. I did it on a neighbor's rental & he responded within a week. Unfortunately, he wasn't selling. If u can't find the thread, I can PM u the sample letter.

I already found the owner and I have the phone number. What are the yes questions that I should be asking to bring the owner to a sale of the property?

I think you should call just because this way you can get a quick response and if they are motivated they will tell you everything. If they say no then you can maybe send them a letter later in a few weeks or so.
